Bonita Springs real estate market has been on an upswing for the past few years. The median sales price for a single family home in Southwest Florida in 2021 is $420,000, which is up an impressive 15.8% from the same period in 2020. The median price of condos has also seen an increase of 16.2%, with the median sales price currently at $270,000. The number of closed sales of single family homes has increased by 8.6%, with 1,719 closed sales for the year. Meanwhile, condo sales have seen a drop of 10.2%, with 901 closed sales for the year. The average days on the market for single family homes is 73, down from 85 days in 2020. Condos are also seeing a decrease in average days on the market, currently at 67 days, down from 80 days in 2020. Inventory of both single family homes and condos is still fairly low, with only 2.9 months of single family home inventory and 2.4 months of condo inventory. This low inventory is continuing to drive up prices in the Bonita Springs market. Overall, the Bonita Springs Real Estate market is continuing to see positive growth in 2021. Prices are higher than ever, and the market is becoming increasingly competitive.
